1. Software, not a tax consultant
protest.pearlandai.com is a self-service software tool operated by Pearland AI. It generates a printable PDF document — an "evidence packet" — using public records published by Texas appraisal districts and a documented comparable-property selection methodology. We currently ingest data from Brazoria Central Appraisal District ("BCAD"), Fort Bend Central Appraisal District ("FBCAD"), Harris Central Appraisal District ("HCAD"), and Galveston Central Appraisal District ("GCAD"); additional districts may be added over time.
We are not registered as a property tax consultant under the Texas Occupations Code, Chapter 1152. We do not represent property owners before any appraisal review board, do not file any protest forms on your behalf, do not appear at any hearing on your behalf, do not negotiate with any appraisal district or appraiser, and do not provide property tax consulting services. The customer of this service is the property owner (or a representative the owner has independently designated). The customer prepares, signs, and submits their own protest under their own name.
2. Not legal or tax advice
Nothing on this site, in any packet we generate, or in any communication from us is legal advice, tax advice, financial advice, or professional advice of any kind. We are a software vendor. The packet is a document — its contents reflect the inputs we draw from your appraisal district's public records and the methodology we describe in our Methodology page. Whether to file a protest, what evidence to submit, what value to argue for, and how to conduct a hearing are entirely the customer's decisions. If you want professional advice, retain a Texas-licensed property tax consultant or attorney.
3. No relationship of representation
Purchasing a property unlock, generating a packet, downloading a packet, or contacting Pearland AI does not create an attorney-client relationship, a tax-consultant–client relationship, an agency relationship, a fiduciary relationship, or any other relationship of representation between you and Pearland AI. You are the protesting property owner. We are a software vendor who sold you a document.
4. No guarantee of any outcome
We make no representation, warranty, or guarantee about the outcome of any property tax protest. Outcomes depend on the appraisal review board's discretion, the specific facts of your property, the comparables and arguments you ultimately present, the appraiser's response, and many factors outside our control. Past results — including in screenshots, marketing materials, or sample documents — are not predictive of future results. The dollar amounts displayed in our previews and packets are software-calculated estimates of the relief our methodology supports; they are not predictions, promises, or commitments of what the ARB will grant.
5. Customer responsibilities
By purchasing a property unlock, downloading a packet, or otherwise using the service, you agree that you are solely responsible for:
- Confirming you are the owner of the subject property, or are authorized to act for the owner;
- Filing the Texas Comptroller Form 50-132 Notice of Protest (or any other required form) with your appraisal district by the applicable statutory deadline (generally May 15 or 30 days after the appraisal notice was mailed, whichever is later);
- Reviewing the packet for factual accuracy before submitting it as evidence;
- Attending your own ARB hearing or arranging your own representation;
- Complying with all rules and procedures of your county's appraisal district and Appraisal Review Board;
- Verifying that the comparable-property data we used (which is sourced from your appraisal district's own published records) is accurate, and notifying the district of any errors you discover;
- Understanding that the appraisal district's published data may contain errors that we cannot detect — Pearland AI does not independently verify, audit, inspect, photograph, or visit any property.
6. Data source
All comparable-property data and valuation data in our packets is derived from each appraisal district's own annual preliminary appraisal roll: BCAD's PACS export (layout v8.0.33) for Brazoria County properties; FBCAD's CSV exports (PropertyProperty, PropertyOwner, PropertyLand, and WebsiteResidentialSegs) for Fort Bend County properties; HCAD's tab-separated public records exports (real_acct, building_res, structural_elem1, extra_features_detail1, owners) for Harris County properties; and GCAD's PACS export (same layout v8.0.33) for Galveston County properties. This is public-record data, redistributed in derived form. Pearland AI is not affiliated with, endorsed by, or sponsored by BCAD, FBCAD, HCAD, GCAD, the Brazoria County, Fort Bend County, Harris County, or Galveston County Appraisal Review Boards, the Texas Comptroller of Public Accounts, or any other governmental entity. References to "BCAD," "FBCAD," "HCAD," "GCAD," "the appraisal district," "the Comptroller," "Form 50-132," "Texas Tax Code §41.43," or any similar official terms are descriptive references to publicly available materials, not claims of partnership or authorization.
7. Methodology and limitations
The Methodology page describes how we select comparable properties and calculate the suggested relief amount. We do not adjust for factors the appraisal district does not record (interior condition, deferred maintenance, recent renovations, photographs, neighborhood-specific features, view, etc.). We do not perform on-site inspections. The packet is a starting point for a §41.43(b)(3) unequal-appraisal argument; it is not a complete appraisal, not a market-value determination, and not a substitute for professional valuation work. The customer is responsible for adding any additional evidence — including but not limited to photographs of defects, recent sale documents, repair estimates, or independent appraisals — that they want to present to the ARB.
8. Acknowledgment
By purchasing a property unlock, downloading a packet, or using any part of the service, you acknowledge that you have read, understood, and accepted this disclaimer in its entirety; that no statement or representation outside the Terms of Service, this disclaimer, the Privacy Policy, and the Methodology page is part of your agreement with Pearland AI; and that the limitations of liability and warranty disclaimers in the Terms of Service apply with full force to the matters described above.
